1. Acceptance of Terms

By accessing or using AVMLens ("Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use the Service.

2. Description of Service

AVMLens provides automated property valuation estimates by aggregating data from multiple third-party Automated Valuation Models (AVMs) and geographic risk data sources. Our service includes:

  • Property valuation lookups using multiple AVM sources
  • Geographic risk assessments (flood zones, noise, environmental factors)
  • Risk-adjusted valuations incorporating location-based factors
  • Bulk property analysis for portfolios
  • PDF reports and data exports

3. Valuation Disclaimer

IMPORTANT: AVMLens valuations are estimates only and should not be used as the sole basis for any financial, legal, or real estate decision. Our valuations:

  • Are not appraisals and do not replace professional appraisals
  • May differ significantly from actual market values
  • Should be used for informational and research purposes only
  • Do not guarantee accuracy, completeness, or suitability for any purpose

We strongly recommend obtaining a professional appraisal for any significant real estate transaction.

4. User Accounts

To use certain features, you must create an account. You agree to:

  • Provide accurate and complete registration information
  • Maintain the security of your account credentials
  • Notify us immediately of any unauthorized account access
  • Accept responsibility for all activities under your account

5. Token System & Payments

AVMLens uses a token-based pricing system:

  • Tokens are required to perform property lookups
  • New accounts receive complimentary starter tokens
  • Additional tokens can be purchased through our payment system
  • Purchased tokens expire 12 months from purchase date
  • Quality Guarantee: You are only charged tokens when we deliver valuations with 3+ AVM sources (or 2+ with geo data). If we cannot meet this threshold, you receive whatever data we found at no charge.

6. Refund Policy

Due to the nature of our data services, token purchases are generally non-refundable. However, we may issue refunds at our discretion in cases of:

  • Technical errors that prevented service delivery
  • Duplicate charges
  • Other circumstances where refunds are warranted

7. Acceptable Use

You agree not to:

  • Use the Service for any illegal purpose
  • Attempt to reverse-engineer, scrape, or extract our data sources
  • Resell or redistribute our valuations without authorization
  • Submit false or misleading property information
  • Interfere with the operation of the Service
  • Exceed reasonable usage limits or abuse the system

8. Intellectual Property

All content, features, and functionality of AVMLens are owned by us and protected by intellectual property laws. You may use our valuations for your personal or business purposes but may not redistribute, resell, or republish our data without written permission.

9. Third-Party Data

Our Service incorporates data from third-party providers. We make no warranties about the accuracy, reliability, or completeness of third-party data. Each data source has its own terms and limitations.

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, AVMLENS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO:

  • Financial losses from relying on our valuations
  • Lost profits or business opportunities
  • Data loss or service interruptions

Our total liability shall not exceed the amount you paid for tokens in the 12 months preceding the claim.

11. Indemnification

You agree to indemnify and hold harmless AVMLens from any claims, damages, or expenses arising from your use of the Service or violation of these Terms.

12. Service Availability

We strive to maintain high availability but do not guarantee uninterrupted access. We reserve the right to modify, suspend, or discontinue the Service at any time with reasonable notice.

13. Changes to Terms

We may update these Terms from time to time. Continued use of the Service after changes constitutes acceptance of the new Terms. We will notify users of material changes via email or prominent notice on our platform.

14. Governing Law

These Terms shall be governed by the laws of the State of Ohio, United States, without regard to conflict of law principles.
