Why we built this

After underwriting 500,000+ properties for institutional acquisitions, the same gaps in consumer-facing AVMs kept costing real money. Zillow's Zestimate doesn't know about the railroad 200 feet behind the lot. Redfin doesn't tell you the FEMA flood zone. Realtor.com doesn't flag the EPA Superfund site three blocks over.

We were checking these factors manually on every deal. So we built a system that runs the checks automatically — flood zones, highway noise, transmission lines, EPA hazards, Opportunity Zone status, and nine other geo-risk layers — and aggregates them with up to 10 AVM sources into one defensible number.

AVMLens is that system, made available to everyone. The same logic our team uses to screen deals before our acquisitions committee sees them.

The founder

AVMLens is built by James Newgent, a real-estate operator with 30 years in residential acquisitions, dispositions, and portfolio management. Career stops include institutional SFR roll-ups, single-asset flips, and most recently the team behind Rebuilt — the curated investor marketplace responsible for $215M+ in transaction volume and 1,750+ deals closed in the past six months alone.

The product reflects a working operator's view: most of what's wrong with AVMs isn't sophistication — it's that nobody bothers to layer in the basics. We do.
